What is rental income tax in Zambia?

Rental income tax is a standalone tax paid by landlords on gross rental income from real property. Since January 2022, it is the landlord - not the tenant - who must register, file monthly returns, and pay the tax directly to ZRA.

What are the rental income tax rates?

There are three annual bands: 0% on the first K30,000 (tax-free), 4% on income between K30,000 and K800,000, and 16% on income above K800,000. The tax is calculated on gross rent with no deductions allowed.

Is rental tax calculated on gross or net rent?

Gross rent. You cannot deduct expenses such as maintenance, property management fees, or mortgage interest. The tax applies to the full rental income received.

When must I file and pay rental income tax?

By the 14th of the month following the month you received the rent. For example, rent received in January is due by 14th February. Both the return and payment share the same deadline.

Do I need to register separately for rental tax?

Yes. Even if you are already registered for PAYE, Income Tax, Turnover Tax, or VAT, you must register separately for rental income tax with ZRA. You also need a TPIN.

Is VAT charged on residential rental income?

No. Rental income from domestic (residential) property is exempt from VAT. However, commercial property rentals are subject to 16% VAT in addition to the rental income tax.

What are the penalties for late filing or payment?

Late return submission: K75 per month (250 penalty units). Late payment: 5% of the outstanding tax. Interest also accrues at the Bank of Zambia discount rate plus 2% per annum until paid in full.

How are partnerships taxed on rental income?

The partnership itself is liable for rental income tax - not the individual partners. The partnership must register and file returns as a single entity.

How is rental income tax calculated in Zambia? Show me an example.

Example: A landlord receives K5,000/month in rent. Annual gross = K60,000. The first K30,000 is tax-free (0%). The remaining K30,000 is taxed at 4% = K1,200/year, or K100.00/month. This must be paid by the 14th of the following month.
